I am a realtor who gives each of my buyers a address stamp to their new home everytime a close an escrow. Its a very personal gift that is well received! I only place the order when all Buyer contingencies have been removed, ie halfway through escrow. I always receive the stamp in time for the closing. I've been using you for years and don't really like the price increase, esp on the ink pads. I now just purchase the ink pads from Michael's Arts & Crafts.
